You’ve just finished preparing your home, the market is waiting, are you completely ready?

The last step in preparation is the first step in marketing…determining the best asking price for your home.

We will spend a considerable amount of time on this point…there is no other single item that controls the success or failure of a marketing effort nearly as much as correct pricing.   I don’t want to spill ALL the beans here about the way I determine the best price for any given home…there’s plenty of time for that when we’re talking together…but here are a few questions sellers need to consider about pricing:

  • Have you taken an objective look at the market in your area?
  • Have you been inside the homes that are “The Competetion”?
  • What is your time frame for selling your home?
  • How is your home different from competing homes?
  • How is your home similar to competing homes?
  • Which direction is the market moving for your home?

When we talk I can help you answer all of these questions…and a few more…that will help you set the most accurate price…and the most accurate asking price ALWAYS leads to the highest net sales price…and that’s what you want!

Is price all there is to marketing a home?

Absolutely not!   Each home’s marketing plan starts with a price…and builds from there to present the buyers with a complete package of information that makes it easy for them to say YES!

Each situation is unique…but here are a few common ideas that we must consider for every home:

  • Who are my potential buyers?
  • What are their most likely desires in a home?
  • How can I immediately showcase the best features of this home to every buyer that walks in?
  • When are they most likely to visit this home?
  • How can I reach the largest audience in my presentation of this home?
  • What am I willing to do to make this home stand out from the competetion?
